Es seguro cuando el vendedor de una propiedad desea escoger la compania de titulo para el cierre? Que riesgos se corren? Gracias.

Hola Ana,

Muy buena pregunta la tuya. Eso mismo me pregunte yo cuando compre mi casa en la Florida y supe que el dueno de la casa es el que escoje la compania de titulo. Lo primero que pense fue, quien protegera mis derechos en la transacion? Bueno, no fue facil para mi adaptarme a la idea viniendo de New York donde un abogado te representa individualmente.

Lo primero que hice fue conversar con mi Realtor, le esplique mis reservas, ella me aseguro que estaria representandome solamente a mi y que velaria por mis intereses personales.Asi que mi primer consejo es que te asegures que el agente que te esta ayudando (me inmgino que tienes uno)esta solo representandote a ti y no al vendedor.

Preguntale a tu agente que averigue si la compania escogida por el vendedor es una reconocida y sin problemas de fraude. Por ultimo, si deseas estar bien segura de la transaccion, siempre puedes contratar a un abogado de real estate para que te ayude con el papeleo.

Por ultimo, te recomiendo que no firmes un documento que no estes segura de lo que significa y como te afecta.
